We don't get houses in contract and then perform our due diligence, if we are interested in it and put it into contract we will close the deal. We aren't afraid of structural issues, fire damaged houses, mold issues, unpermitted work or anything else your typical investor or buyer might be scared away from. No house is too small or too big of a project for us.

An ideal deal for us would be located in the Sacramento region (El Dorado, Placer, Nevada, Sacramento, Yuba, and Yolo counties) although we will go outside of this area for a great deal. We are looking for under market properties that need work, or even if you are wholesaling a deal or working as a birddog. 

A recent deal for us was a 2-1 with a very bad layout as it had several additions to the house. We purchased for 146,000, our design and construction team put together a comprehensive plan to convert to a beautiful modern 3-2 using the existing footprint for 80,000 then sold for 300,000.

We have worked on, and done projects upwards to and over million dollars but prefer to stay in the 300,000-500,000 range for houses as we have found those have the largest amount of buyers and can turn quickly, making a good return for all involved.
